The Rental Period is defined as follows:
The rental period for the Maine Professional Rentals requires a minimum of 30 night stay.
The rental period for the Florida Professional Rental requires a minimum of 30 night stay
The rental period for the Florida Vacation Rental requirement a minimum 7 night stay
Professional Rental Rates are defined as follows:
Rental Rates for the professional rentals are based on one month. One month is the 1st - 28th/30th/31st depending on the month. Any nights outside of the monthly period will be prorated at a rate equal to Rental Rate/30 days. These rates vary depending on the property.
Rental Rates for the Florida Vacation Rental
Rates are based on a daily rate Rates vary depending on Month of the year.
Maine State Sales Tax Exemption
The five Maine Professional Rentals are exempt from State Sales tax as long as the following criteria is met:
1. Home must be rented for a minimum of 28 days (we have a 30 day minimum - exception is the month of February)
2. Tenants must be in Maine to perform work in the State of Maine or in Maine and enrolled in a higher educational institute.
All Tenants are required to sign an affidavit stating this.
Florida State Sales and County Tourism Tax Exemptions
The Florida Professional Rental is exempt from State and County tax as long as the following criteria is met:
1. Property must be rented for a minimum of 6 months and 1 day
Additional Fees
$1000.00 Refundable Security / Damage deposit (refundable as long as there is not damage, additional cleaning required and all outstanding utilities(1) are paid We request this deposit at the time of the booking to reserve the property and hold the dates.
$200.00 one time cleaning fee - Paid with the 1st months rent

We offer two rental options. A rate that includes most utilities with a utility share in place for all of the Maine properties. What this means is we provide a utility cost share allowance at the beginning of your stay. This rate is a daily rate (rate varies by property) times the number of days in your stay. This allowance goes towards the cost of the electricity and heat utilities. If the utility cost share allowance is depleted prior to the end of the tenants stay the tenant is responsible for any heating and utility bills after the allowance is depleted. Tenants are billed monthly for rent and details will be shown on utilities each month along with the credit balance All back up documentation is provided.
The second options is a reduced monthly rent price which does NOT include the electric, heat and internet utilities. The tenant would be responsible for these utilities which remain in the owners name and are billed with the monthly rental invoice. Back up documents are provided.
All rents are paid by check and mailed to the owner. Payments received more than 7 days after the due date will be charged a 4% late fee. We accept cash, checks and money orders at no charge. For credit card or ACH payments tenants may use the KeyCheck service - fees apply.
